Valuation differences in the valuation of immovable property when applying different procedures.

Abstract:

Bakalářská práce je zaměřena na porovnání zjištěných hodnot při aplikaci různých způsobů ocenění nemovitých věcí se skutečně realizovanou kupní cenou. Téma je zúženo na soubor nemovitých věcí, a to pěti areálů pozemků, jejichž součástí jsou stavby rodinných domů, velmi malého stáří, které lze považovat za novostavby, včetně všech součástí a příslušenství. Oblast, ve které bylo provedeno šetření, je okolí Havlíčkova Brodu. Nemovité věci jsou postupně oceněny cenou podle platného cenového předpisu, cenou obvyklou a směrnou hodnotou. Práce se snaží vyhodnotit zjištěné rozdíly a navrhnout, případnou úpravu metody ocenění pro dosažení toho, aby zjištěné hodnoty co nejvíce korespondovaly s cenou, za kterou byly nemovité věci skutečně prodány.

Abstract:

The bachelor thesis is focused on the comparison of the values found in the appli-cation of different methods of evaluation of real estate with the actually realized purchase price. The theme is narrowed to a set of real estate, namely five real estate files, which include family houses, quite new, which can be considered as new buildings, including all parts and accessories. The area where the investigation was conducted is around Havlíčkův Brod. Real estate is one by one valued in accordance with the valid price regulation, the regular and guideline price. The thesis tries to evaluate the differences found and suggest possible adjustment of the valuation method in order to set the observed values as closely as possible to the price at which the property was sold.
