Specifics of accounting and financing of selected homeowners' association

Abstract:

V bakalářské práci jsou shrnuta základní specifika nestátních neziskových organizací v rámci neziskového sektoru s důrazem na účetnictví a financování společenství vlastníků jednotek. Teoretická část je zaměřena na vymezení organizace společenství vlastníků jednotek, vymezení nákladů společenství vlastníků jednotek, vymezení zdrojů financování a způsob jejich zachycení v účetnictví. Dále se práce zabývá účetní závěrkou a daní z příjmů právnických osob v kontextu společenství vlastníků jednotek. V praktické části je provedena analýza časové řady účetních dat konkrétního společenství vlastníků jednotek. Na základě této analýzy je provedeno zhodnocení hospodaření vybraného společenství vlastníků jednotek a vyvozen závěr, zda jsou zdroje financování z dlouhodobého hlediska dostatečné a zda je jejich struktura optimální.

Abstract:

This bachelor's thesis summarizes the fundamental specifics of non-governmental non-profit organizations in the non-profit sector with an emphasis on accounting and financing of homeowners' association. The theoretical part is focused on defining the homeowners´association, the costs of homeowners' association, the sources of financing and the methods of accounting. It also focuses on financial statements and corporate income taxes in the context of homeowners´association. The analysis of the accounting data of a specific homeowners' association is realized in practical part. Based on this analysis, an evaluation of the economic activities of the homeowners' association was created and it is concluded whether the sources of financing are sufficient in the long-term and whether their structure is optimal.
