Impact of sharing economy on housing prices in Prague 2013-2016. Does Airbnb increase housing prices?

Abstract:

Tato diplomová práce analyzuje vliv Airbnb na ceny rezidenčního bydlení v Praze v období2013-2016. Práce tak přispívá k debatě o nutnosti regulace této platformy z důvodu jejíchnegativních vlivů na trh rezidenčního bydlení. Cílem práce této práce je analyzovat význama velikost plaformy z pohledu pražského nemovitostního trhu a ověřit, zda existuje spojitostmezi podílem Airbnb na bytovém fondu a cenou nemovitostí. V teoretické části prácepředstavuje obecné cenotvorné faktory realitního trhu, které rozšiřuje o možné faktorypůsobící na cenu nemovitostí prostřednictvím Airbnb. V praktické části práce analyzujevývoj těchto cenotvorných faktorů, vývoj na trhu nemovitostí a vývoj platformy Airbnb vesledovaném období, které také porovnává s provedenou rešerší zahraničních studií. Hlavnímpřínosem práce je potom vyčíslení podílu Airbnb na bytovém fondu jednotlivých městskýchčástí, podle kterého byl například v roce 2016 každý desátý byt na Praze 1 alespoň jednoupronajat skrze Airbnb. Dalším významným přínosem jsou výsledky regresní analýzy, kterázkoumá vliv podílu Airbnb na bytovém fondu na ceny transakčních nemovitostí v letech2014-2016. Dle této analýzy má zvýšení podílu Airbnb na bytovém fondu dané městské ojeden procentní bod za následek zvýšení průměrné transakční ceny bytů o 3,3 %. Výsledkytéto regrese je však potřeba interpretovat s obezřetností vzhledem k nízkému koeficientudeterminace. Výsledky této práce naznačují, že Airbnb hostitelé tvořili významnou částpoptávky po nemovitostech a mohlo dojít k faktickému poklesu fondu rezidenčního bydlenív důsledku změny užívání některých bytů. Zároveň je však nutno přihlédnout k vývojiostatních cenotvorných faktorů a nelze proto konstatovat, že by Airbnb bylo ve sledovanémobdobí hlavní příčinou růstu cen nemovitostí v Praze.

Abstract:

This Master’s thesis analyses the impact of Airbnb on real estate prices at Prague in 2013-2016. The thesis thus contributes to the debate about the need to regulate this platform dueto its negative effects on the residential housing market. The aim of this thesis is to analyzethe significance of the platform in terms of the Prague real estate market and to verifywhether there is a connection between the share of Airbnb on the housing stock and the realestate price. In the theoretical part of the thesis, the general price-generating factors of thereal estate market as well as the Airbnb factors that could possibly influence the price of realestate are presented. In the analytical part of the thesis I analyze the development of thesefactors, the development of the real estate market and the development of the Airbnbplatform in the monitored period. I also compare the development of the market in Praguewith the results for other cities from relevant foreign studies. The main benefit of this workis the quantification of Airbnb's share of the housing stock of individual city districts,according to which, for example in 2016 every tenth apartment in Prague 1 was leased atleast once through Airbnb. Another significant benefit is the results of a regression analysisthat examines the impact of Airbnb's share of the housing stock on real estate transactionprices in 2014-2016. According to this analysis, an increase of one percentage point in theshare of Airbnb on the housing stock resulted in an increase in the average transaction priceof apartments by 3.3%. However, the results of this regression need to be interpreted withcaution due to the low value of the coefficient of determination. The results of this worksuggest that Airbnb hosts accounted for a significant portion of property demand, and thehousing stock could have been substantially decreased due to a change in the use of someapartments. At the same time, however, other price-generating factors have to be taken intoaccount therefore it cannot be stated that Airbnb was the main cause of the rise in real estateprices in Prague over the selected period.
