Abstract:

U každého podniku je klíčovým faktorem, pro správné fungování a generování zisku, sledování finančního zdraví svého podniku, ale ideálně i konkurence ve stejném odvětví. Při použití finanční analýzy a zjištění hodnot jednotlivých ukazatelů může podnik dostat odpovědi na mnoho důležitých otázek a to například, jaká je jeho schopnost efektivně spravovat finanční prostředky a dosáhnout finanční stability a ziskovosti. Pokud podnik chce všechny tyto činnosti provádět co nejefektivněji, musí o nich mít detailní přehled, k tomu slouží v podniku oddělení finančního kontrolingu, které zkoumá a vypracovává detailní analýzy, které pak předkládá vedení a konzultuje s nimi zjištěné hodnoty. Samozřejmě každý podnik není natolik velký a nemá tak velký počet zaměstnanců, aby si vytvořil celé oddělení na finanční kontroly. Pak tuto činnost zastupuje vedení společnosti s pomocí účetního oddělení. Společnost si také může nechat vytvořit finanční analýzu od třetí strany za peněžní úplatu. Cílem této práce bude zkoumat vybrané veličiny mezi dvěma společnostmi a porovnávat je v čase. Tedy přesněji řečeno na projektové společnosti budou vypočítané jednotlivé ukazatele finanční analýzy, a to v počátku výstavby projektu a pro porovnání v konečné fázi projektu, kdy se již předávají hotové výrobky klientům. A na druhé stavební společnosti se budou sledovat proměny ukazatelů v čase. Projektová společnost je založena za účelem realizování projektu, který spočívá ve výstavbě bytových jednotek a následném prodeji těchto jednotek, výstavbu však zajištuje stavební společnost za úplatu. Stavební společnost poskytuje stavební služby, ze kterých se ji generují tržby. Přínosem této práce je zjištění, jak se liší jednotlivé ukazatele finančního zdraví v počátku realizace projektu a na jeho konci. A jak a zda se proměňují tyto ukazatele i u stavební společnosti, která má konzistentní činnost. Výsledky u projektové společnosti se liší v jednotlivých fázích realizace projektu a neznamená pro podnik, že pokud v první fázi nevychází čísla přívětivě, že je podnik špatně vedený. U stavební společnosti, která má pravidelnou činnost, se dá předpokládat, že ukazatele nebudou velmi proměnné. Je tedy zajímavé tyto údaje porovnávat v časové ose a mezi podniky, které generují své zisky z jiné finální činnosti. Přináší nám to náhled na vývoj projektu z pohledu finančního zdraví a uvědomění, že na jednotlivé ukazatele má mnoho okolních faktorů vliv, díky kterým výpočty vychází jinak v jednotlivých fázích realizace. A také náhled na vývoj u stavební společnosti, která nebyla založená za účelem realizace pouze jednoho konkrétního projektu.

Abstract:

For any business, the key factor for proper functioning and profit generation is to monitor the financial health of your business but ideally also your competitors in the same industry. By using financial analysis and identifying the values of individual ratios, a business can get answers to many important questions, such as its ability to manage its finances effectively and achieve financial stability and profitability. If a company wants to carry out all these activities as efficiently as possible, it needs to have a detailed overview of them, and this is done by the company's financial controlling department, which examines and prepares detailed analyses, which are then presented to management and consulted with them on the values found. Of course, not every business is large enough or has the number of employees to create an entire financial controlling department. Then this activity is represented by the management with the help of the accounting department. The company can also have a third party create a financial analysis for a monetary fee. The purpose of this paper will be to examine selected variables between two companies and compare them over time. Thus, more specifically on the project company, the different financial analysis ratios will be calculated at the beginning of the project construction and for comparison at the final stage of the project when the finished products are already handed over to the clients. And on the other construction company the variation of the indicators over time will be monitored. The project company is set up to carry out a project consisting of the construction of housing units and the subsequent sale of these units, but the construction is carried out by the construction company for a fee. The construction company provides construction services from which it generates revenue. The contribution of this paper is to find out how the different financial health indicators differ at the beginning of the project and at the end of the project. And how and whether these indicators change even for a construction company that has consistent operations. The results for a project company vary at different stages of the project implementation and does not mean for the company that if the numbers do not come out favorably in the first phase, that the company is poorly run. For a construction company that has a regular activity, it can be assumed that the indicators will not be very variable. It is therefore interesting to compare these figures over time and between companies that generate their profits from other final activities. This gives us a view of the evolution of the project in terms of financial health and the realisation that there are many surrounding factors influencing each indicator that make the calculations come out differently at different stages of implementation. And also insight into the evolution of a construction company that was not set up to deliver just one particular project.
