Position of External Brokers in Bank Business

Abstract:

Práce se zabývá objektivním posouzením současné situace a postavení externích zprostředkovatelů hypotečních úvěrů. Na počátku práce jsou vymezeny teoretické parametry hypotečních úvěrů a také je zde vymezena činnost finančních zprostředkovatelů a jejich odpovědnosti ve vztahu ke klientům. V práci je podrobně analyzována problematika externích zprostředkovatelů z hlediska jejich postavení, působnosti, segmentace, ošetření rizik vyplývajících ze spolupráce bank s externími partnery a také formy jejich školení a ohodnocení ze stran bank. Komparace postavení těchto externích zprostředkovatelů byla provedena ve čtyřech vybraných bankách – Komerční bance, České spořitelně, UniCredit Bank a Hypoteční bance. Výsledkem komparace čtyř zmíněných bank bylo zhodnocení slabin a silných stránek bank v jednotlivých oblastech externího zprostředkování. Na základě poznatků získaných z analýzy a komparace jsou formulovány trendy možného budoucího vývoje spolupráce bank s externími zprostředkovateli a také jejich odhadované postavení na českém hypotečním trhu (včetně státního dohledu nad živností externích zprostředkovatelů v ČR). V závěru práce byly formulovány konkrétní doporučení autorky pro Komerční banku na zdokonalení řízení spolupráce s externími zprostředkovateli.

Abstract:

This graduation thesis subscribes the objective assessment of the current situation and the position of external brokers dealing mortgage loans. At the beginning of the thesis there are determined theoretical characteristics of mortgage loans, activities of external brokers and responsibilities in relation to their clients are subscribed also. In graduation thesis is external brokers’ problem analyzed in detail from the aspect of their position, competency, segmentation, and risk reduction arisen from cooperation between banks and its external partners and also forms of their trainings and evaluation by banks. The comparison of external brokers’ position was made in four chosen bank – Komerční banka, Česká spořitelna, Hypoteční banka and UniCredit Bank. The result of this comparison contained identification of strengths and weaknesses of these banks in single areas of external dealing. On the basis of gained findings from analysis and comparison there are formalized trends of possible next development of cooperation between banks and external brokers and also their estimated position in the Czech mortgage market (including external brokers’ government supervision in the Czech Republic). At the end of the thesis were formalized concrete recommendations by author to Komerční banka concerning management improvement of cooperation with external brokers.
