Specific accounting transactions of rental property companies and their comparisons with IFRS

Abstract:

Diplomová práce se zabývá specifickými účetními operacemi společností pronajímajících nemovitosti a jejich následnou komparací s Mezinárodním účetními standardy (IFRS). Cílem práce je za pomocí deskripce tuzemských a zahraničních tezí charakterizovat, vysvětlit a popsat dopady jednotlivých specifických účetních operací. Dále je cílem identifikovat odlišnosti mezi Českými účetními předpisy a IFRS u zmíněných specifických operací společností pronajímající nemovitosti. Teoretická část je rozdělena na charakteristiku specifických účetních operací nejprve podle Českých účetních předpisů a následně podle IFRS, kde jsou identifikovány standardy, které se vztahují k tématu diplomové práce. Dále jsou rovněž v teoretické části popsány a vysvětleny daňové odlišnosti a s tím spojené daňové dopady. Vlastní část práce je zaměřena na identifikaci zmíněných specifických účetních operací na konkrétní společnosti, která je pro účely diplomové práce anonymizována. Tyto operace jsou nejprve vysvětleny z hlediska Českých účetních předpisů a poté jsou objasněny z hlediska IFRS. Vlastní část práce také obsahuje účetní výkazy podle obou účetních metod. Konec vlastní části práce je věnován generalizování řešení na nemovitostní segment a analýze nemovitostního sektoru v České republice.

Abstract:

The thesis deals with specific accounting operations of companies leasing real estate and their following comparison with International Accounting Standards (IFRS). The aim of the thesis is to characterize, explain and describe the impact of specific accounting operations by using a description of domestic and foreign theoretic statements. Furthermore, the aim is to identify the differences between the Czech accounting regulations and IFRS for the specific operations of companies leasing real estate. The theoretical part is divided into the characterization of specific accounting operations first according to the Czech accounting regulations and then according to IFRS where the standards relevant to the topic of the thesis are identified. In addition, the theoretical part also describes and explains the tax differences and related tax implications. The practical part of the thesis focuses on the identification of the mentioned specific accounting operations on a specific company, which is anonymised for the purposes of the thesis. These operations are first explained in terms of Czech accounting regulations and then explained in terms of IFRS. The practical part of the thesis also contains the financial statements according to both accounting methods. The end of the practical part of the thesis is dedicated to the generalization of the solution to the real estate segment and the analysis of the real estate sector in Czech Republic.
