Sustainable office development in Ostrava.

Abstract:

Cílem diplomové práce je identifikace a zhodnocení prosazení konceptu udržitelnosti při výstavbě administrativních budov v Ostravě od roku 1990 po současnost. V teoretické části je nejprve definován obecný teoretický úvod realitního developmentu, ve kterém jsou charakterizovány základní principy fungování trhu nemovitostí, následně je blíže vymezen kancelářský trh. Stěžejní kapitolou je popis konceptu udržitelnosti s charakteristikou vybraných certifikačních systémů, které se využívají k hodnocení udržitelnosti nemovitostí. Empirická část si klade za cíl popis nových administrativních nemovitostí na území Ostravy a následné zhodnocení jejich udržitelnosti z ekonomického, sociálního a environmentálního hlediska. Využita jsou veškerá dostupná kvalitativní a kvantitativní sekundární data z různých zdrojů.

Abstract:

The thesis aim is to identify and evaluate the implementation of the concept of sustainability in the construction of office buildings in Ostrava from 1990 to the present. The theoretical part first defines a general theoretical introduction of real estate development, in which the main principles of the real estate market are characterized, followed by a closer definition of the office market. The core chapter is a description of the concept of sustainability with a characterization of selected certification systems used to assess the sustainability of real estate. The empirical part aims at describing new office properties in Ostrava and then evaluating their sustainability from the economic, social and environmental perspective. All available qualitative and quantitative secondary data from various sources are used.
