Price analysis of agricultural land in the Czech Republic for the period of 2010 – 2018, including a comparison of market and administered prices of a selected parcel of land in the Central Bohemia region.

Abstract:

Bakalářská práce se zabývá analýzou cen zemědělské půdy za časové období 2014–2020 (původně navržené časové období 2010-2018 bylo po dohodě s vedoucím práce změněno na aktuální období 2014–2020) se zaměřením na porovnání cen tržních a cen zjištěných (neboli administrativních). Bakalářská práce je rozdělena do dvou základních částí. Úkolem první, teoretické části, je zasazení pojmu půdy, resp. zemědělské půdy, do kontextu z hlediska historického, ekonomického a také z hlediska současnosti a budoucnosti. Druhá, praktická část práce, se věnuje porovnání vývoje tržních a administrativních cen zemědělských pozemků a aplikaci porovnávací metody při ocenění vybraného pozemku ve Středočeském kraji včetně návrhu nových, možných parametrů, které mohou tržní cenu ovlivnit.

Abstract:

The bachelor thesis deals with the analysis of agricultural land prices for the period 2014–2020 (the originally proposed period 2010-2018 for the analysis was changed to the new period 2014-2020 in agreement with the supervisor) with a focus on the comparison of market and administrative prices. The bachelor thesis is divided into two parts. The aim of the first, theoretical part, is to introduce the concept of land, or more specifically agricultural land, in the historical and economic context and also in terms of the present and the future. The second, practical part of the work is focused on the comparison of the development of the market and administrative prices of agricultural land and the application of the market approach in evaluating a selected piece of land in the Central Bohemian Region, including the proposal of new, possible parameters that may affect the market price.
