Real estate bubble

Abstract:

Annotation The topic of the thesis is real estate bubble. Thesis consists of two main parts – teoretical and practical. It is ensembled by an additional annex. The first, theoretical part of the thesis, is the underlying supporting study explaining the essentials of the real estate environment and partly of the economy and economics. In the individual subchapters it provides available information about the real estate market, its segments, factors, principles, price maps, investors and investments and about the real estate bubble as a modern phenomenon and its 18-year cycle, in connection with economic development and changes. The second, practical part, approaches the market analysis in its individual forms with an emphasis on the development of real estate prices in the Nitra region in the context of foreign investment in the form of construction and operation of the Jaguar Land Rover company with real estate bubble and its influence on the regions in Slovakia. The additional part contains an annex in which we enclose an overview of real estate prices - The analysis of the real estate market in the Nitra region.

Abstract:

Anotácia Témou diplomovej práce je Realitná bublina. Diplomová práca pozostáva z dvoch hlavných častí – teoretickej a praktickej. Doplnená je dodatkovou prílohou. Prvá, teoretická, časť práce je podkladovou nosnou štúdiou objasňujúcou základné náležitosti z realitného prostredia a sčasti hospodárstva i ekonómie. V jednotlivých podkapitolách sprístupňuje informácie o realitnom trhu, jeho segmentoch, faktoroch, princípoch, o cenových mapách, investoroch i investíciách a samozrejme o realitnej bubline, ako novodobom fenoméne a jeho 18-ročným cyklom, v súvislosti s hospodárskym vývojom a ekonomickými zmenami. Druhá, praktická časť, sprístupňuje analýzu trhu v jej jednotlivých podobách s dôrazom na vývoj cien nehnuteľností v Nitrianskom kraji v kontexte so zahraničnou investíciou v podobe výstavby a prevádzky automobilky Jaguár Land Rover s realitnou bublinou a jej vplyvu aj na kraje na Slovensku. Obsahom dodatkovej časti je príloha, v ktorej prikladáme prehľad cien nehnuteľností – Analýzu realitného trhu v Nitrianskom kraji.
