Mortgage backed securities in USA and Europe

Abstract:

Diplomová práce se zabývá hypoteční sekuritizací, jež je v kontextu poslední světové krize označována za jednoho z viníků vzniklých problémů. Ačkoli sekuritizace, zvláště pak hypotečních úvěrů v dnešní podobě, je součástí tohoto světa už více než 40 let, dozvídáme se o možných důsledcích jejího použití až poměrně krátce. Spojení sekuritizace a hypotečních úvěrů nízkopříjmovým skupinám obyvatel dalo za vznik specifickému sektoru sekuritizovaných subprime úvěrů, jejichž riziko bylo hrubě podceňováno a ve svém důsledku vyústilo v obrovské ztráty pro finanční a investiční instituce. V práci je podrobně analyzován vývoj hypoteční sekuritizace ve Spojených státech amerických, kde se sekuritizace vyvinula za podpory vlády a její následné rozvinutí ve významných evropských zemích, konkrétně Velké Británii, Nizozemsku a Německu. V každé zemi je prozkoumán původ a vývoj hypotečních sekuritizačních operací a jejich vliv na úpravu regulatorních pravidel.

Abstract:

This thesis focuses on mortgage securitization that is blamed for being one of the causes of the recent world economy crisis. Although mortgage securitization has existed for more than 40 years, the world is learning about the possible consequences in the last 10 years and less. The connection of low-income clients of mortgage industry and securitization field has led to the creation of subprime mortgage securitization market. The risk of this market has been greatly underestimated and in its end led to enormous loses to financial and investment institutions. The thesis analyses in detail the development of mortgage securitization in the USA, where the securitization industry started with big help from the government. Then it focuses on the transformation of securitization to important European economies, specifically to United Kingdom, Netherlands and Germany. In each country is analyzed the historical development of mortgage securitization and its influence on the regulatory rules and laws connected to securitization.
