Analysis of the Impact of the Covid-19 Pandemic on a Selected Self-Employed Person and Their Mortgage Loan

Abstract:

Bakalářská práce je zaměřena na analýzu dopadu pandemie Covid-19 na vybranou OSVČ a její hypoteční úvěr. Podstatou řešení byl výpočet prodražení úvěru v důsledku odložení splátek. Práce byla rozvržena do dvou částí, teoretické a praktické. V teoretické části je charakterizován hypoteční úvěr, jeho poskytovatelé, bankovní rizika a pojištění neschopnosti splácet. Dále je popsán postup při poskytování hypotečního úvěru a hodnocení bonity klienta. V praktické části jsou popsány možnosti podpory nabízené státem pro občany v době pandemie Covid-19 a následně je práce zaměřena na vybranou OSVČ a finanční dopad odkladu splátek na její hypoteční úvěr. Rozebrána je i daňová úspora vybrané OSVČ a jsou navrženy možnosti pojištění. Hlavním cílem práce je upozornit na důležitost zajištění sebe, své rodiny a podnikání před nečekanou finanční krizí.

Abstract:

The bachelor thesis is focused on the analysis of the impact of the Covid-19 pandemic on a selected self-employed person and their mortgage loan. The essence of the solution was the calculation of the overpricing of the loan due to postponed repayments. The work has been divided into a theoretical and a practical part. The teoretical part characterizes a mortgage loan, its providers, banking risks and loan repayment insurance. Furthermore, the procedure of providing mortgage loans and assessing the creditworthiness of clients is described. The practical part describes the possibilities of support offered by the state for citizens during the Covid-19 pandemic, and then the work focuses on a selected self-employed person and the impact of postponed repayments on its mortgage loan. The tax savings of a selected self-employed person are also analyzed and insurance options are proposed. The main goal of the thesis is to draw attention to the importance of securing oneself, one's family and business from an unexpected financial crisis.
