The Impact of Distance from Railway Stations on the Listing Price of Apartments in Prague

Abstract:

Cílem studie je zjistit, zda má blízkost železniční stanice vliv na nabídkovou cenu bytů v Praze, a to v bezprostředním okolí stanice v poloměru 500 metrů. Data byla získána z webových stránek sreality.cz a Google Maps. Získaná pozorování byla analyzována pomocí lineárních regresních modelů. Vzhledem k výskytu prostorové autokorelace v datech byl použit prostorový model SEM, který zajistil nezkreslené a konzistentní výsledky, jež naznačují, že za každých dalších 100 metrů od železniční stanice klesá nabídková cena bytů o 2,56 %. Tato studie přináší důležité poznatky do oblasti trhu s bydlením v Praze a zdůrazňuje význam využití prostorových modelů při zpracování dat s prostorovou autokorelací. Výsledky studie mohou poskytovat doporučení investorům, developerům a dalším zainteresovaným subjektům, kteří se zajímají o výstavbu či investici do rezidenčních bytů v blízkosti železničních stanic. Kromě toho tato studie přispívá do oblasti ekonometrických studií zaměřených na vztah mezi železničními stanicemi a nabídkovou cenou bytů v Praze, což je oblast, která nebyla doposud příliš rozsáhle prozkoumána.

Abstract:

The aim of this study is to examine whether the proximity of railway stations has an impact on the listing price of apartments in Prague, specifically in the immediate vicinity of the station within a radius of 500 meters. The data was obtained from the website sreality.cz and Google Maps. The obtained observations were analyzed using linear regression models. Due to the presence of spatial autocorrelation in the data, a spatial SEM model was used, which provided unbiased and consistent results indicating that for every additional 100 meters from the railway station, the listing price of apartments decreases by 2,56 %. This study provides important insights into the housing market in Prague and emphasizes the importance of using spatial models for processing data with spatial autocorrelation. The study results can provide recommendations to investors, developers, and other interested parties who are interested in constructing or investing in residential properties near railway stations. In addition, this study contributes to the field of econometric studies focused on the relationship between railway stations and the listing price of apartments in Prague, an area that has not been extensively explored so far.
