The impacts of building the international airport Vodochody on the housing prices in the Bašť municipality

Abstract:

Předmětem bakalářské práce je odhadnout dopady vybudování mezinárodního letiště Vodochody na ceny nemovitostí v obci Bašť. Cílem práce je předpovědět, jak se změní ceny nemovitostí po uvedení letiště do provozu. Teoretická část je věnována problematice externalit spojených s letištěm a jejich možná řešení. Zaměřím se také na metodu hedonické ceny, metodu benefit transfer a význam Noise Depreciation Indexu. Hlavním přínosem této práce bude odhadnutí pravděpodobného poklesu cen nemovitostí v obci Bašť.

Abstract:

The subject of this thesis is to estimate the impacts of building the international airport Vodochody on the housing prices in the Bašť municipality. This thesis aims to forecast how the housing prices will change when the airport is in operation. The theoretical section is devoted to the issue of externalities associated with airports and their possible solutions. I will be focusing on the hedonic pricing method, the benefit transfer method and the significance of the Noise Depreciation Index. The main contribution of this thesis is to assess the likely fall in housing prices in the Bašť municipality.
