Dependence of property prices on the volume of mortgage loans and other macroeconomic indicators - comparison of the situation in Prague with the development of the Czech Republic

Abstract:

Tato bakalářská práce se zabývá závislostí cen nemovitostí na objemu vydaných hypoték a jiných makroekonomických ukazatelích, jako například průměrná mzda nebo úroková sazba. Cílem práce je zjistit v jaké míře ovlivňují objemy vydaných hypoték cenu nemovitostí v ČR, porovnat, jak se vyvíjejí ceny nemovitostí v Praze a České republice bez Prahy a určit, jak dále budou ceny nemovitostí růst.V teoretické části je představena problematika trhu nemovitostí a hypotečních úvěrů, nechybí ani představení nových omezení ze strany ČNB.Analýza probíhá v praktické části práce za pomoci multivariabilní regresní analýzy časových řad a na jejím závěru jsme schopni určit budoucí vývoj na trhu s rezidenčními nemovitostmi, s přihlédnutím k současné politice ČNB.

Abstract:

This bachelor thesis deals with the dependence of property prices on the volume of issued mortgages and other macroeconomic indicators, such as the average wage or interest rate. The aim of the thesis is to find out to what extent the volume of mortgages influenced the price of real estate in the Czech Republic, compare how property prices in Prague and the Czech Republic without Prague are determined and how the property prices will rise in future.In the theoretical part, the issue of real estate and mortgage credit market is presented, as well as introducing new restrictions by the ČNB.The analysis is carried out in the practical part of the thesis with the help of multivariable regression analysis of time series and at its conclusion we can determine the future development of the residential real estate market, considering the current ČNB policy.
