The Influence of Apartment Flats on Tourism in a Selected Destination

Abstract:

Diplomová práce se zaměřuje na vliv výstavby apartmánových bytů na stav cestovního ruchu ve Špindlerově Mlýně. V posledních letech se trend rekreačních bytů jako forma druhého bydlení rozrůstá zejména v destinacích zaměřených na cestovní ruch. Tento trend může mít vliv na tradiční hotelový sektor a současně s sebou nese řadů vlivů jak na ekonomiku v dané oblasti, tak na místní komunitu. Cílem této diplomové práce je získat názory zástupců místní samosprávy a obyvatel dlouhodobě se pohybujících v destinaci Špindlerův Mlýn na danou problematiku. Dílčím cílem je zjistit, jak významný vliv na infrastrukturu města může mít vytíženost v důsledku přílivu turistů směřujících do rekreačních apartmánových bytů. Hypotéza byla stanovena takto: „Dopady nadměrné výstavby bytů v destinaci vyvolávají spíše nespokojenost ze strany dlouhodobě žijících obyvatel destinace“. Výzkumná otázka zní: „Jak situaci ohledně apartmánových bytů vidí zástupci města a jakým způsobem se se situací v destinaci vypořádávají?“ Teoretická část pojednává o základních pojmech, týkajících se dané problematiky, jako je cestovní ruch, rozdíly mezi ubytováním a bydlením, legislativní náležitosti při výstavbě, nebo regulace krátkodobých pronájmů ze strany státu. Analytická část seznamuje čtenáře s destinací, která byla vybrána především z důvodů, že patří mezi destinace zaměřené na cestovní ruch, které jsou téměř ikonické, co se týče nadměrné výstavby bytových domů, které jsou převážně využívány k rekreačním účelům. Součástí analytické části je také výzkum, který se zaměřuje převážně na rozhovory s osobami, které se na území Špindlerova Mlýna pohybují dostatečně dlouho, aby se daly považovat za součást místní komunity.

Abstract:

The thesis focuses on the impact of apartment construction on the state of tourism in the Špindlerův Mlýn. In recent years, the trend of holiday apartments as a form of second homes has been growing, especially in tourism-oriented destinations. This trend can have an impact on the traditional hotel sector, while at the same time bringing with it a number of impacts on both the economy of the area and the local community. The aim of this thesis is to obtain the opinions of representatives of the local government and long-term residents of the destination Špindlerův Mlýn on this issue. A sub-objective is to find out how significant the impact on the town's infrastructure can be due to the influx of tourists heading to holiday apartments. The hypothesis was stated as "The impacts of overdevelopment of apartments in the destination are more likely to cause dissatisfaction on the part of long-term residents of the destination". The research question is: "How do city officials view the situation regarding apartment housing and how do they deal with the situation in the destination?" The theoretical part deals with basic concepts related to the issue, such as tourism, differences between accommodation and housing, legislative requirements for construction, or regulation of short-term rentals by the state. The analytical section introduces the reader to a destination that was chosen primarily because it is one of the tourism-oriented destinations that are almost iconic in terms of the overdevelopment of housing that is predominantly used for recreational purposes. The analytical part also includes research that focuses mainly on interviews with people who have been in the area of Špindlerův Mlýn long enough to be considered part of the local community.
