Application of profit principles while estimating the general value of property

Abstract:

Since the scope of the bachelor‘s work is exactly specified in the directives of given school, this work will be divided into five brief parts. In the introductory part of the bachelor‘s work, we discuss the problematic of the evaluation of the real estate. In the theoretical part we define concepts such as classification, methodology and procedures of evaluation of the real estate. In the practical part, we specify the real estate, application of methods and procedures for the evaluation of the real estate. In the analytical part we define exactly the real estate on which we apply methods of income, principles of the assessment of the real estate and grant funds of the European Union on these real estates. In the final section we sum up the theoretical, practical, analytical part and evaluation of the given real estates as the most likely price (value price), as of the date of the assessment, which should be reached on the market by utilizing the income principles in determining their general value and the benefits of third party as a specific case of the usage of the real estate to achieve the revenue from these assets.

Abstract:

Nakoľko je rozsah bakalárskej práce presne stanovený smernicami danej školy, bude táto práca rozdelená do piatich stručných častí. V úvodnej časti bakalárskej práce, si rozoberieme problematiku oceňovania nehnuteľnosti. V teoretickej časti si presne vymedzíme pojmy ako klasifikácia, metodika a postupy oceňovania nehnuteľnosti. V praktickej časti si špecifikujeme nehnuteľnosť, aplikáciu metód a postupov oceňovania nehnuteľnosti. V analytickej časti si presne zadefinujme nehnuteľnosť, na ktorej aplikujeme metódy výnosových princípov ohodnocovania nehnuteľnosti a dotácie fondov Európskej únie na tieto nehnuteľnosti. V záverečnej časti si zhrnieme teoretickú, praktickú, analytickú časť a ocenenie daných nehnuteľnosti ako najpravdepodobnejšiu cenu ( hodnotu ceny ), ku dňu ohodnotenia, ktorú by mali dosiahnuť na trhu s využitím výnosových princípov pri stanovení ich všeobecnej hodnoty a výhody tretích osôb ako špecifického prípadu využívajúcich nehnuteľnosti, na dosahovanie výnosov z týchto nehnuteľnosti.
