Influence of interest rates on real estate market in Czechia between 2014 and 2022

Abstract:

Tato bakalářská práce se zabývá primárně otázkou, zda v letech 2014 až 2022 existuje negativní vztah mezi vývojem úrokových sazeb a vývojem cen na nemovitostním trhu. Teoretická část charakterizuje trh nemovitostí, úrokové sazby a makroekonomické ukazatele, které jsou následně též analyzovány v souvislosti s trhem nemovitostí. Praktická část analyzuje vývoj makroekonomických ukazatelů, podrobněji analyzuje ceny nemovitostí zvlášť pro data bytových jednotek a zvlášť pro data u rodinných domů. Je provedeno celkem 10 korelačních analýz a 10 regresních analýz pro pokrytí obou druhů nemovitostí, celé republiky a všech 4 skupin krajů. Dle regresních analýz se ukazuje, že ve sledovaném období měly úrokové sazby hypotečních úvěrů vliv na ceny bytových jednotek ve celé republice i v jednotlivých skupinách krajů. Regresní analýzy u rodinných domů napovídají, že vliv na ceny rodinných domů má především ukazatel míry inflace, úrokové sazby zde ve většině případů vychází jako statisticky nevýznamná proměnná. Hlavním cílem této práce bylo odhalit, zda existuje negativní vztah mezi úrokovými sazbami a cenami nemovitostí ve sledovaném období, což se podařilo. Pro bytové jednotky byla hypotéza verifikována, nicméně pro rodinné domy byla daná hypotéza falsifikována.

Abstract:

This thesis focuses on whether there is a negative relationship between real estate prices and mortgage interest rates between 2014 and 2022. The theoretical part is focused on giving background about the real estate market, interest rates, and macroeconomic indicators. The practical part of this thesis analyzes the development of macroeconomic indications and real estate prices in detail for the whole country and groups of regions. Also, a total of 10 correlation analyses and ten regression analyses are performed, so all groups of regions and types of real estate properties are analyzed in more detail. According to the regression analyses, it seems that between 2014 and 2022, mortgage interest rates had an impact on the prices of flats in the entire country and in individual groups of regions as well. Regarding the houses, regression analysis suggests that the price is mainly influenced by the inflation rate indicator, while interest rates, in most cases, seem to be statistically insignificant variable. The main target of the thesis was to reveal whether there is a negative relationship between interest rates and property prices in the observed period, which was achieved. For flats, the hypothesis was verified, while for the houses, the given hypothesis was falsified.
