Investing in real estate

Abstract:

The subject of the thesis "Investing in real estate" with the focus on the analysis of the responses of the population of the Slovak Republic and the Czech Republic in the area of real estate investment is the evaluation of crucial aspects in real estate investment. The first part of the thesis is focused on the basic attributes of investment in real estate. The chapter describes the real estate market, ways of acquiring real estate, the risks of investing in real estate, ways of measuring the profitability of real estate investment, as well as investing in real estate for a small investor. The second chapter focusing on factors influencing the price of real estate includes static factors, dynamic factors affecting supply, dynamic factors affecting demand, or dynamic factors affecting supply and demand. The third chapter is devoted to the description of data collection for analysis, as well as the form, content, target group and the research goal itself. The last part of the thesis deals with the results of analyses with an emphasis on the Slovak and Czech economies.

Abstract:

Predmetom diplomovej práce „Investovanie do nehnuteľností“ so zameraním na analýzu odpovedí obyvateľstva Slovenskej a Českej republiky v otázkach investovania do nehnuteľností, je vyhodnotenie rozhodujúcich aspektov pri investovaní do nehnuteľností. Prvá časť práce sa zameriava na základné atribúty investovania do nehnuteľností. Kapitola opisuje trh nehnuteľností, spôsoby obstarania nehnuteľnosti, riziká investovania do nehnuteľností, spôsoby merania výnosnosti investície do nehnuteľností, ako aj investovanie do nehnuteľností pre drobného investora. Druhá kapitola, zameraná na faktory ovplyvňujúce cenu nehnuteľností, zahŕňa statické faktory, dynamické faktory ovplyvňujúce ponuku, dynamické faktory ovplyvňujúce dopyt, či dynamické faktory ovplyvňujúce ponuku a dopyt. Tretia kapitola práce je venovaná opisu spôsobu zberu údajov pre analýzu, ako aj forme, obsahu, cieľovej skupine a samotným cieľom výskumu. Posledná časť práce sa venuje výsledkom analýz s dôrazom na slovenskú a českú ekonomiku.
