Intangible assets in relation to property valuation

Abstract:

Následující bakalářská práce se zabývá nehmotnými aktivy, která se jistým způsobem váží k nemovitostem, a měly by tedy být brány v potaz při oceňování nemovitostí. Autor se zaměřuje zejména na nehmotné aktivum typu goodwill, jeho nynější chápání a způsob oceňování u nemovitostí, které jsou tímto nehmotným aktivem dotčeny. První kapitola vysvětluje termíny, které jsou spjaty s oborem oceňování nemovitostí, případně dalšími navazujícími obory. Kapitola druhá vysvětluje problematiku nehmotných aktiv včetně jejich vymezení a následné deskripce. Další kapitola práce se věnuje nynějším metodám, které jsou využívány pro oceňování nemovitostí. V následující části je vysvětlen způsob ocenění nehmotného aktiva typu goodwill. Pátá a zároveň závěrečná část je zaměřena na historické stavby a způsob jejich ocenění. Nedílnou součástí práce je také vyhotovení ocenění Penzionu Jízdárna Hejtmánkovice, které je zpracováno formou přílohy, a také praktickou částí práce.

Abstract:

The following bachelor's thesis deals with intangible assets that are in some way related to real estate and should therefore be taken into account when valuing real estate. The author focuses mainly on the intangible asset of the goodwill type, its current understanding and the method of valuation of real estate that is affected by this intangible asset. The first chapter explains the terms that are associated with the field of real estate valuation, or other related fields. The second chapter explains the issue of intangible assets, including their definition and subsequent description. The next chapter deals with current methods that are used for real estate valuation. The following section explains how to measure a goodwill intangible asset. The fifth and final part is focused on historic buildings and how to value them. An integral part of the work is also the preparation of the award of the Pension Jízdárna Hejtmánkovice, which is processed in the form of an appendix and also a practical part of the work.
