Possibilities of housing financing

Abstract:

Diplomová práce je zaměřena na možnosti financování bydlení v České republice. Pozornost je věnována především vlastnickému bydlení s důrazem na malometrážní byty. V první části nejprve porovnávám vlastnické bydlení s pronájmem, dále pak stručně charakterizuji bytový fond ČR a faktory ovlivňující způsob financování a poptávku po bydlení obecně. Druhá část je teoretická a pojednává o jednotlivých možnostech financování bytu. Nejvíce se zaměřuje na dva nejčastější způsoby, kterými jsou stavební spoření a hypoteční úvěry. Třetí část analyzuje jednotlivé finanční produkty různých bank a stavebních spořitelen. I v tomto případě je největší pozornost věnována porovnání stavebních spoření a hypotečních úvěru, které jsou v současnosti na trhu nabízeny. Poslední část obsahuje případovou studii řešící problém financování koupě bytu. Ze studie je dobře patrné, jak lze řešit určitou konkrétní situaci.

Abstract:

The thesis is focused on the possibilities of housing financing in the Czech Republic. The greatest attention is paid to financing of buying of own flat emphatically small flats. In the first part, the living in own flat and renting of a flat are compared. In this part I also chracterize housing stock of the Czech Republic and the factors influencing the way of housing financing and housing demand. Second part is theoretical and it describes the possibilities of housing financing in detail. Above all there is described the building saving and the mortgage, that are the most frequent possibilities. Third part anlyses particular financial products of the various banks and monitors current bank supply. The final part contains the case study in which the problem with buying a flat is solved.
