The theory of estate valuation, the comparison of market and administrative approach to real estate valuation.

Abstract:

Cílem této diplomové práce je vypracování posudku k rodinnému domu, stavbám a pozemkům k němu se vztahujícím. V teoreticko-metodologické části jsou definovány základní pojmy a výchozí názvosloví, využívané v teorii oceňování nemovitostí, pojmy hodnota a cena nemovitosti, formy vlastnického práva, hlavní podklady k oceňování nemovitostí, katastr nemovitostí, funkce znalců a odhadců a profesní a mezinárodní organizace v oblasti oceňování a závěrem jsou specifikovány jednotlivé metody administrativního a tržního přístupu k oceňování nemovitostí. V praktické části je dle administrativního přístupu využita nákladová metoda a následně je aplikován tržní přístup, u kterého je použit oceňovací program Delta-NEM, s použitím metody dle technickohospodářských ukazatelů a hodnota pozemku stanovena dle metody třídy polohy.

Abstract:

The aim of this thesis is to make a report of the family house, buildings and buildings sites to referring to it. The theoretical-methodological chapter defines the basic terms and the main terminology used in the theory of real estate valuation, terms for price and value of the real estate, forms of ownership, main documents for real estate valuation, land register, features experts and valuer and professional and international organizations in the area of valuation and finally specify the individual methods of administrative and market approach valuation of real estate. In the practical part, in the accordance with the administrative approach which uses cost method and then is applied to the market approach, where valuation program Delta-NEM was used, using methods according to the technical and administrative indicators, and the building site value determined according to the methods of the class position.
