Calculation of the transfer price for the lease of an industrial premises in the area of Central Bohemia

Abstract:

Cílem práce je analyzovat faktory, které je třeba zohlednit při stanovení ceny za pronájem průmyslových prostor mezi sdruženými podniky a použít metody stanovení transferové ceny nájemného za 1 m2. Práce je rozdělena do dvou částí: teoretická část popisující relevantní části Směrnice OECD a nařízení MF vztahující se ke zkoumanému případu a praktická část, kde bude vybrána nejvhodnější metoda, blíže vymezen předmět kalkulace a proveden výpočet transferové ceny aplikací na reálná data roku 2018. Nakonec dojde ke srovnání s tržními hodnotami a s výsledky pří aplikaci jiné metody.

Abstract:

The aim of this thesis is to analyze the factors that need to be taken into account when trying to determine the rental price of industrial premises between associated enterprises and to apply methods to asses the transfer price of rent per 1 m2.The work is divided into two parts. Theoretical part is describing the relevant sections of the OECD Guidelines and MF regulations related to the case. In the practical part, the most appropriate method is selected, the subject of calculation is defined, and the transfer price is calculated using real data from 2018. In the end, there will be a comparison with market values and with the results of other methods.
