Abstract:

Diplomová práce se zabývá rekonstrukcí bytové jednotky na pražském sídlišti. V teoretické části práce jsou rozebrány aspekty, které působí na bydlení a jeho rekonstrukci. Tyto determinanty jsou například finanční, sociologické, lokační nebo dotační. Autorka se snaží nahlížet na problematiku z širšího hlediska. V praktické části je rozebírán přímo projekt rekonstrukce bytové jednotky. Znalosti nabyté v teoretické části jsou aplikovány a je provedena studie proveditelnosti rekonstrukce. V rámci této části jsou popsány jednotlivé etapy projektu, zhodnoceny klady a zápory rekonstrukce pomocí SWOT analýzy a udělán průzkum trhu, neboli analýza poptávky a nabídky. Popsáno je zde i technické a technologické řešení. Následně se autorka zabývá finanční analýzou rekonstrukce bytové jednotky a doplňuje ji analýzou ekonomickou obsahující výpočet základních ekonomických ukazatelů. Výstupem praktické části práce je zhodnocení investičního záměru rekonstrukce bytové jednotky za účelem pronájmu s požadovanou návratností do tří let.Rekonstrukce bytové jednotky, Studie proveditelnosti, Determinanty bydlení

Abstract:

The diploma thesis deals with the reconstruction of a housing unit at a suburb of Prague. The theoretical part of the thesis discusses the aspects that affect housing and its reconstruction. These determinants are, for example, financial, sociological, locational, or subsidy. The author tries to look at the problematics from a wider perspective.In the practical part the project of reconstruction of the housing unit is analysed. The knowledge acquired in the theoretical part is applied and a feasibility study of the reconstruction is conducted. Individual stages of the project are described first, then the advantages and disadvantages of the reconstruction are evaluated by means of the SWOT analysis and a market research is made, ie demand and supply are analysed. A technical and technological solution is also described. Subsequently, the author deals with the financial analysis of the reconstruction of the housing unit and supplements it with an economic analysis containing the calculation of the basic economic indicators. The output of the practical part of the thesis is an evaluation of the investment plan of the reconstruction of the housing unit for the purpose of leasing with the required return within three years.Reconstruction of housing unit, Feasibility study, Determinants of housing
