Abstract:

Tato bakalářská práce "Výhody a nevýhody investování úspor do nemovitostí versus nabídka fondů kolektivního investování" se zaměřuje na osobní finance a investice s konkrétním důrazem na investice do nemovitostí a nabídky fondů kolektivního investování. V první části práce se stručně popisuje historie vývoje investování a bankovnictví a rozebírají se různé aspekty osobních financí a řízení finančního plánu. Poté se práce zabývá kolektivním investováním, včetně faktorů, které ovlivňují výkonnost investičních fondů, a popisuje jednotlivé typy těchto fondů. V praktické části jsou teoretická východiska aplikována v analýze výnosnosti předem definované investice. Cílem této bakalářské práce je porovnání výkonnosti investic do nemovitostí s investicemi do nemovitostních fondů a doporučení výhodnější varianty investování. Analýza bude provedena pro období 2015-2021 a na základě výsledků budou formulovány závěry ohledně těchto dvou investičních strategií.

Abstract:

This bachelor thesis "Advantages and Disadvantages of Investing Savings in Real Estate versus Collective Investment Fund Offerings" focuses on personal finance and investments with a specific emphasis on real estate investments and collective investment fund offerings. The first part of the paper briefly describes the history of the development of investment and banking and discusses various aspects of personal finance and financial plan management. The thesis then examines collective investment, including the factors that influence the performance of investment funds, and describes the different types of such funds. In the practical part, the theoretical background is applied in the analysis of the return of a predefined investment. The aim of this bachelor thesis is to compare the performance of real estate investments with real estate funds and to recommend a more advantageous investment option. The analysis will be carried out for the period 2015-2021 and based on the results, conclusions will be drawn regarding the two investment strategies.
