Abstract:

Cílem diplomové práce je představení konkrétního záměru komerčního využití vybraného pozemku a zhodnocení jeho proveditelnosti z právního, stavebního, obchodního a finančního hlediska. Záměrem je výstavba retail parku ve městě Slaný. Práce je rozdělena na Teoreticko-metodologickou část a Praktickou část. Teoreticko-metodologická část je věnována popisu developerského procesu s důrazem na financování a řízení rizik, dále metodám oceňování nemovitostí a představení trhu s maloobchodními prostory v České republice. Praktická část obsahuje analýzy územního plánu, vlastnických vztahů u předmětných parcel, stavebních nákladů, PESTLE, a také analýzu lokality a konkurence. Výstupem je stavební návrh retail parku, obchodní strategie pro záměr a finanční model, obsahující diskuzi finančních nákladů, ocenění pozemku a ocenění projektu. Z finančního hlediska je záměr hodnocen pomocí ukazatele IRR.

Abstract:

The purpose of the Master's thesis is to present a specific plan of commercial use of the selected land and to evaluate its feasibility from the legal, construction, commercial and financial points of view. The intention is to build a retail park in the town of Slaný. The thesis is divided into a Theoretical-methodological part and a Practical part. The Theoretical-methodological part is devoted to the description of the development process with emphasis on project financing and risk management, as well as methods of real estate valuation and presentation of the retail premises market in the Czech Republic. The Practical part includes the analysis of the master plan, ownership relations of the subject land plots, construction costs, PESTLE, as well as analysis of the location and competition. The output is a construction design, a business strategy for the project and a financial model, including a discussion of financial costs, land valuation and project valuation. From a financial perspective, the project is evaluated using the IRR.
