The Impact of Shopping Malls on the Development and Functioning of Selected Regional Cities

Abstract:

Cílem diplomové práce je zhodnotit vliv výstavby nákupních center na rozvoj a fungování vybraných krajských měst, a to s důrazem na město Ústí nad Labem. V analytické části je zjišťováno, jak ovlivňují nákupní centra vybraná krajská města a zda jsou reflektovány zahraniční trendy v dokumentech prostorového plánování. V rámci výzkumu bylo realizováno kvalitativní šetření v podobě rozhovorů v Ústí nad Labem. Klíčovým zjištěním diplomové práce je negativní vliv komerční suburbanizace na městská centra, proti kterému krajská města zavádí opatření k integraci nákupních center do vnitřní struktury měst. Následně s tím dochází k revitalizaci brownfieldů v centrech měst namísto záboru greenfieldů v městské periferii. Potvrdilo se, že i v České republice dochází k trendům spočívajícím v de-malligu a budování center životního stylu.

Abstract:

The aim of the Master's thesis is evaluate the impact of shopping malls construction on the development and functioning of selected regional cities, with emphasis on the city of Ústí nad Labem. In the analytical part, it's analysed how shopping malls affect the selected regional cities and whether foreign trends are reflected in spatial planning documents. Within the framework of the research, qualitative research in the form of interviews was carried out in Ústí nad Labem. The key finding of the thesis is the negative impact of commercial suburbanization on urban centres, against which regional cities are introducing measures to integrate shopping malls into the internal structure of cities. Consequently this results in revitalisation of brownfields in city centres instead of the land take of greenfields in the urban periphery. It has been confirmed that there are also trends in the Czech Republic of de-malling and the building of lifestyle centres.
