Evaluation of the economic efficiency and risks of the development project

Abstract:

Práce kalkuluje ekonomickou efektivitu a komplexní analýzu rizik developerského projektu z pohledu investora. Pro tyto účely vymezuje základní specifika developerské činnosti z pohledu investora. Největší důraz klade na formu projektového řízení developerského projektu, jednotlivé fáze, výpočet ekonomické efektivnosti projektu a analýzu možných rizik. Kromě investora popisuje také vztah developera a dodavatele stavby. V úvodní části je provedena odborná rešerše s akcentem na výše popsané oblasti. Jsou identifikovány metody a postupy, které bude vhodné využít v praktické části. Výstupy teoretické práce jsou uplatněny na developerský projekt v lokalitě Prahy 8. Pro účely ekonomické efektivnosti jsou využity statické i dynamické metody a budoucí příjmy jsou kalkulovány ve třech variantách – pesimistická, realistická a optimistická. Výsledky jsou komentovány a definovány podmínky, za kterých by investor měl přijmout potenciální investici. Analýza rizik je provedena v klasickém životním cyklu – identifikace rizik, popis hrozby, přiřazení pravděpodobnosti a dopadu, výpočet významnosti rizika. U nejvýznamnějších rizik je navrženo opatření pro jejich eliminaci.

Abstract:

The thesis calculateseconomic effeciency and comprehensive risk analysis of the development project from the investors perspective. For this purpose, it defines the basic specifics of development activities from the investors perspective. The main emphasis is placed on the formo f the project management of the development project, individual phases, calculation of the economic efficiency of the project and analysis of possible risks. In addition to the investor, it also describes the relationship between the developer and the contractor. In the introductory part there isa specialized research with emphasis on the above described areas. Methods and procedures are identified that will be useful in the practical part. The outputsare applied to a development project in Prague 8. For the purpose of economic efficiency, both static and dynamic methods are used and future revenues are calculated in three variants. The results are commented on and the conditions under which an investor should accept a potential investment are defined. Risk analysis is performed in classical life of cycle – risk identification, threat description, probability and impal assignment, risk signifikance calculation. For the most important risks, measures are propřed to eliminate them.
