Abstract:

Golf je v Česku stále populárnější. Po roce 1989 došlo k rapidnímu nárůstu hráčů až k dnešním 20 tisícím registrovaných hráčů. Většina hráčů je soustředěna ve městech, kde je nedostatek míst pro aktivní trénink a hru. Přesně takový je i projekt Golf Clubu Břevnov – cílem je vytvořit městský cvičný areál (driving range) spolu s 6 jamkovým golfovým hřištěm, který bude snadno dostupný a poskytne skvělé tréninkové podmínky hráčům všech kategorií. Projekt je situován v Praze 6 Břevnově u konečné tramvaje Vypich, přímo pod Patočkovou ulicí. Současná nevyužitá plocha volně navazuje na část břevnovského parku pod Břevnovským klášterem, přímo přes ulici od sportovního areálu Ladronka. Díky tomu se jedná o ideální místo pro sportovní využití a volný čas. Dalším přínosem je, že se zrekultivuje plocha městské zeleně, která není v současné době využívána. Areál se bude skládat z driving range (cvičného odpaliště), putting greenu a chipping greenu a celkového zázemí sestávajícího z kvalitní restaurace, pro-shopu a indoor golfových simulátorů, zajišťující možnost tréninku i během zimních měsíců. Golfový klub Břevnov bude řádným členem České golfové asociace, takže členi GC Břevnov budou zároveň členi České golfové asociace a budou se moci účastnit všech turnajů organizovaných ČGF. Návratnost vstupních investic je spočítána na sedm let.

Abstract:

The Czech Republic has a population of approximately 10,3 million people (exact value till 31.7.2007 was 10 325 941), with the highest concentration of over 1,3 million in the centrally located capital. The country lies in the heart of Central & Easter Europe which has a total population in excess of 200 million. The Czech Republic is already a fully integrated member of European Union and NATO. Economic growth in the Czech Republic is strong, and in Prague economic growth is at its strongest. There is an expectation that real wage and productivity will continue to grow, thus sustaining higher levels of consumer spending and business confidence. This business plan concerns the development opportunity for construction of a golf course with associated commercial and residential developments in Prague 6, located in the most requested part of central Prague. Golf is a relatively young sport in modern day Czech Republic. Due mainly to the lack of golf courses availability throughout the country in the past, the sport continues to have a reputation for being an upper class sport only to be played by the rich and famous. The communists took the view that golf “… typified the evils of capitalist swine” , and to this end, the regime bulldozed some courses and discouraged participation. Indeed, following the Velvet Revolution in 1989, only 5 courses had survived. However, over the 1990’s, the popularity of the sport has gradually increased, and in recent times, there has been a rapid rise in participation, partially influenced by foreign investment and ex-patriots coming to live in the country. The Business Plan provides discussion on the Czech development market with particular emphasis on commercial, residential and golf course development. The principle discussion points are as follows: • There has been a rapid rise in golf participation in the Czech Republic since 1989. There are now 20,000 registered golfers. • It is generally apparent that the current high demand for golf courses will continue as the sport becomes more popular. Thus, membership and green fees will remain artificially high for some time to come. • Commercial developments are very successful in Prague 6 due to increasing foreign investment and substantial economic growth. Hotel development has also grown strongly to accommodate the growing number of tourists and business visitors to the country – who are potential golf players. In comparison to other European Cities, and baring in mind that the Czech Republic is member of European Union, we see a vast difference in the supply of golf facilities. Munich that lies approximately 400 km to the west of Prague has roughly 50 courses within an hours drive from the centre of the city. In Prague are three nine holes golf courses only, one is under construction, an within one hour drive from the centre of Prague there are only six additional 9 holes courses and five 18-holes courses. It is evident that with the expected rise in golf participation in the Czech Republic, there will be heavy demand on existing courses and the introduction of new courses will be essential. Project concept offers a unique development opportunity for a multi phase development comprising a driving range, golf club and unique club house with restaurant.
