Conversion of an existing village estate into an object of civic amenities – at the level of building permission.

Abstract:

Tato bakalářská práce se zabývá tématem přestavby původního vesnického zemědělského statku na objekt občanského vybavení v kontextu zpracování projektové dokumentace pro stavební povolení. Cílem práce je navrhnout architektonické řešení obnovy a přístavby stávající objektu, s důrazem na vhodné architektonické řešení, dle požadavků investora a při respektování všech příslušných právních norem a předpisů. Práce je členěna do dvou hlavních kapitol. První kapitola přináší teoretický vhled do problematiky a seznámí s výchozím stavem objektu, následující aplikační část se zabývá přípravou projektové dokumentace dle vyhlášky 499/2006 Sb., o dokumentaci staveb. Stavební projekt obsahuje část textovou, výkresovou a dokladovou, tedy všechny náležitosti potřebné pro získání stavebního povolení. Předložené stavební řešení představuje návrh přestavby a přístavby objektu na restaurační zařízení s bytovou jednotkou správce a třemi ubytovací jednotky apartmánového typu pro krátkodobé ubytování. Návrh zároveň respektuje architektonicko-urbanistický charakter dané lokality a v konečném důsledku může přispět k rozvoji cestovního ruchu a rozšířit nabídku služeb, které obec poskytuje.

Abstract:

This thesis deal with the topic reconstruction of original village farm to the object of the civil amenities in the context of processing of the documentation for building permit. The target of this thesis is design an architectural solution of renovation and extension of the existing building with emphasis on right architectural solution, according to the investor's requirements and all applicable legal standards and regulations are respecting. The thesis is divided into two main chapters. First chapter brings a theoretical insight to the subject and getting to know the default status of the object, the following application part deal with the preparation of project documentation according to notice 499/2006, About building documentaion. The building project contains text part, drawing part and document part, all the requisites needed to obtain a building permit. The presented building solution represents the design of the renovation and extension of the object to a restaurant facility with an administrato´s flat and three accommodation units of the apartment type for short-term accommodation. The design also respects the architectural-urban character of this location and in the final consequence can contribute to the development of tourism and extend the range of services provided by the municipality.
