Decision-making processes on the real estate market in the Czech Republic

Abstract:

Předmětem práce bude analýza současné situace na pražském trhu s byty. Cílem práce je pak posouzení výnosnosti modelové investice do nákupu bytu za účelem pronájmu a následného prodeje (tedy nákupu bytu pouze jako investici) v závislosti na vývoji residenčního trhu a navržení rozhodovacího stromu jako podpůrného nástroje při investičním rozhodování, vytvořeného na podkladě analýzy nabídkových cen pražských bytů, analýzy vývoje průměrné výše nájmů a citlivostní analýzy modelové investice. Práce je rozdělena do dvou hlavních kapitol, a to na teoretickou a praktickou část. V teoretické části budou nejdříve vysvětleny základní pojmy používané ve zbytku práce a obecné principy fungovaní nemovitostního trhu se zaměřením na trh malých otevřených ekonomik, kterým je Česká republika. Velký prostor bude věnován metodám hodnocení výnosnosti investic. Praktická část je rozdělena na část analytickou (jejíž součástí je korelační analýza, analýza vlastnického trhu, analýza nájemního trhu a hodnocení modelové investice) a část věnovanou návrhu rozhodovacího mechanismu.

Abstract:

The subject of the work will be an analysis of the current situation on the Prague apartment market. The aim of the thesis is to assess the profitability of a model investment in the purchase of an apartment for the purpose of renting and subsequent sale (i.e. the purchase of an apartment only as an investment) depending on the development of the residential market and the design of a decision tree as a support tool for investment decisions, created on the basis of an analysis of the offer prices of Prague apartments , analyzes of the development of average rents and sensitivity analyzes of the model investment. The work is divided into two main chapters, the theoretical and the practical part. The theoretical part will first explain the basic terms used in the rest of the work and the general principles of the functioning of the real estate market with a focus on the market of small open economies, which is the Czech Republic. A large space will be devoted to methods of evaluating the profitability of investments. The practical part is divided into an analytical part (which includes correlation analysis, property market analysis, rental market analysis and model investment evaluation) and a part devoted to the design of the decision mechanism.
