Loan Banking Development in Slovakia during Economic Crisis

Abstract:

This thesis deals with the mortgage market in Slovakia. The aim of the thesis was to characterize mortgage banking, the evolution of mortgage banking and to smoothly continue on the interpretation of mortgage banking in Slovak market before and during the crisis. The thesis presents a view of the economical and financial crisis, and its impact on the mortgage market in Slovakia. Object of our study was to research the mortgage lending in Tatra bank during the financial crisis of 2007 and beyond. The thesis is divided into four main chapters. The introduction is devoted to the theoretical concept of mortgage banking. The next section describes the concepts of economic and financial crisis. This part of the chapter provides insight into the most famous crisis in history. This part of the thesis deals with the analysis of the evolution of mortgage loans before and during the crisis in the Tatra bank. We analyzed the evolution of approved housing loans; afterwards we analyzed the observed differences in individual years. We tried to map the evolution of mortgage lending during the financial crisis and the changes brought about by such an event. In the final part of the thesis we evaluate the achievements and there were also made some proposals to obtain a higher share in the clients’ portfolio of Tatra bank. Based on the identified knowledge a positive development is assumed in the coming years for routing mortgage banking for Tatra bank and generally in Slovakia. There are a few of our recommendations and inspiration proposed to Tatra bank, to be applied into practice in their business possibilities and opportunities.

Abstract:

Diplomová práca sa zaoberá hypotekárnym trhom na Slovensku. Cieľom diplomovej práce bolo charakterizovať hypotekárne bankovníctvo, vývoj hypotekárneho bankovníctva a plynule prejsť k interpretácii hypotekárneho bankovníctva na Slovensku pred a počas krízy. Práca prezentuje pohľad na hospodársku a finančnú krízu a jej dopady na hypotekárny trh na Slovensku. Objektom skúmania našej práce bolo poskytovanie hypotekárnych úverov v Tatra banke v období finančnej krízy v rokoch 2007 a neskôr. Práca je rozdelená do štyroch kapitol. Úvod je venovaný teoretickým pojmom hypotekárneho bankovníctva. V ďalšej časti sa charakterizujú pojmy hospodárska či finančná kríza. V uvádzanej kapitole prinášame pohľad na najznámejšie krízy v dejinách. Táto časť práce sa zaoberá analýzou vývoja poskytovania hypotekárnych úverov pred a počas krízy v Tatra banke. V práci analyzujeme vývoj schválených úverov na bývanie, analyzujeme zaznamenané rozdiely v jednotlivých rokoch. Mapujeme vývoj hypotekárnych úverov počas finančnej krízy a zmeny ktoré tieto udalosť priniesla. V záverečnej časti práce sme zhodnotili dosiahnuté výsledky a vypracovali návrhy na získanie vyššieho podielu v portfóliu klientely Tatra banky. Na základe zistených poznatkov sa predpokladá pozitívny vývoj v nasledujúcich rokoch pre smerovanie hypotekárne bankovníctvo v Tatra banke a všeobecne na Slovensku. Niektoré z našich odporúčaní a inšpirácií navrhujeme Tatra banke aplikovať do praxe v rámci ich podnikateľských možností a príležitostí.
