Housing finance possibilities in Slovak republic

Abstract:

The thesis covers the possibilities of financing the housing in the Slovak Republic. It is divided into three chapters. In the first chapter we analyze possibilities of financing the housing. The one of the possibilities is to raise funds in the form of the loan or the irreclaimable grant of the State Fund for Housing Development (SFHD). We describe the SFHD – its purpose, classes, amount, conditions for grants and the process of grant provision, SFHD budget for the year 2009 and its comparison with the budget for the year 2008. The Mortgage loan is the other possibility to finance the housing. In this part of the thesis we describe the entities of the mortgage banking, classification of mortgages, methods of repayment, conditions of mortgage banking in the Slovak Republic, general conditions of mortgage loans provision and the state support of mortgages in the Slovak Republic. The second chapter focused on the conditions of mortgage loan provision in the particular commercial bank. We compare two forms of housing financing: financing the housing by SFHD loan or mortgage loan. We confront the interest rates, instalment, total costs and loan to value ratio. In the third, last chapter applying the mathematic- statistical methods we assess the questionnaire, which we used to find out the type of financing preferred within the clients.

Abstract:

V diplomovej práci sa venujeme možnostiam financovania bývania v Slovenskej republike. Diplomová práca je rozdelená do troch kapitol. V prvej kapitole rozoberáme možnosti financovania bývania z teoretického hľadiska. Jednou z možností je získanie finančných prostriedkov formou úveru alebo nenávratného príspevku zo Štátneho fondu rozvoja bývania (ŠFRB). V tejto kapitole charakterizujeme ŠFRB – jeho účel, druhy, výšku, podmienky poskytnutia podpory zo štátneho fondu rozvoja bývania a postup pri poskytovaní podpory, rozpočet ŠFRB na rok 2009 a jeho porovnanie z rozpočtom z roku 2008. Ďalšou možnosťou, prostredníctvom ktorej je možno financovať bývanie, je hypotekárny úver. V tejto časti práce popisujeme subjekty hypotekárneho bankovníctva, členenie HÚ, metódy splácania, podmienky fungovania hypotekárneho bankovníctva na Slovensku, všeobecné podmienky poskytnutia HÚ a štátnu podporu HÚ na Slovenku. V druhej kapitole sa zaoberáme podmienkami poskytnutia HÚ v konkrétnej slovenskej komerčnej banke. Porovnávame dve formy financovania bývania: financovanie bývania prostredníctvom úveru zo ŠFRB a financovanie bývania prostredníctvom hypotekárneho úveru. Porovnávame ich z hľadiska výšky úrokovej sadzby, výšky splátky a celkových nákladov a z pohľadu získania maximálnej výšky úveru z ceny nehnuteľnosti. V tretej, poslednej kapitole vyhodnocujeme pomocou matematicko-štatistických metód dotazník, prostredníctvom ktorého sme zisťovali u klientov, aký druh financovania bývania preferujú.
