The real estate market in Switzerland - analysis of factors that affect property price

Abstract:

Cílem této práce je analyzovat nemovitostní trh ve Švýcarsku. První kapitola je čistě teoretická, jsou v ní rozebírána specifika švýcarského nemovitostního trhu, sociální systém, zdanění a regulace. Druhá kapitola je již více praktická a zaměřuje se na analýzu jednotlivých faktorů, které ovlivňují cenu nemovitostí. V této práci jsem se věnovala výhradně rezidenčním nemovitostem. Jsou zde podrobně rozebrány faktory jakožto ekonomická situace země, inflace, míra nezaměstnanosti, úrokové sazby, demografické faktory, nedostatek bydlení a stavební aktivita. V rámci třetí a také poslední kapitoly jsem se zaměřila na vývoj cen nemovitostí ve Švýcarsku za posledních 30 let. Je zde analyzována jak realitní krize v 90. letech 20. století, tak i celosvětová krize v roce 2008 a nedávná pandemie koronaviru. Pokusila jsem se poukázat na to, jak tyto jednotlivé události ovlivnili nemovitostní trh ve Švýcarsku. Na závěr popisuji momentální situaci na trhu a také aktuální trendy, které s tím úzce souvisejí.

Abstract:

The aim of this thesis is to analyze the real estate market in Switzerland. The first chapter is purely theoretical, it discusses the specifics of the Swiss real estate market, the social system, taxation and regulation. The second chapter is already more practical and focuses on the analysis of individual factors that influence the price of real estate. In this thesis, I focused exclusively on residential real estate. Factors such as the country's economic situation, inflation, unemployment rate, interest rates, demographic factors, housing shortage and construction activity are analyzed in detail. In the third and also the last chapter, I refer only to the development of real estate prices in Switzerland over the last 30 years. There real estate crisis of the 1990s, the global crisis of 2008 and the recent coronavirus pandemic are discussed here. I tried to point out how these individual events affected the real estate market in Switzerland. In conclusion, they describe the current market situation as well as current trends that are closely related to it.
