Risk control in the Construction Business and Management

Abstract:

Strategické řízení rizik přispívá stavební společnosti k přežití i v krizových letech. Práce poukazuje na klíčové oblasti rizikového managementu a navrhuje aplikovatelná řešení pro středně velkou stavební firmu ALLSTAV Group, a.s. Cíle diplomové práce: • Definovat a objasnit výklad (chápání), postupy a formy, kterými lze eliminovat rizika stavebního projektu • Zhodnotit způsoby a formy, jakými se lze vyvarovat rizik a minimalizovat jejich dopady vyplývající ze smluvních vztahů stavebního projektu. • Analyzovat rizika v oblastech předvýrobní přípravy projektu, jeho výrobní a technologické části • Navrhnout systém řízení rizik ve středně velké stavební společnosti včetně postavení rizikového manažera v organizační hierarchii společnosti. Pro potvrzení či vyvrácení hypotéz je využit dotazníkový průzkum u několika středně velkých stavebních společností s vyhodnocením odpovědí. Teoretická část vysvětluje postupy při identifikaci, klasifikaci a kvantifikaci rizik pro pochopení celkového postoje k riziku a dává obecný návod jak na riziko reagovat. Cílem kvantifikace je odhad četnosti a závažnosti ztrát ohrožujících stavební projekt a tím nabídnout managementu stavební firmy podklady pro rozhodnutí. Teoretická část řeší také potřeby stavební společnosti implementace systému rizikového managementu do firmy. Důraz je kladen na prevenci rizika. Praktická část obsahuje reálnou implementaci systému rizikového řízení do středně velké stavební společnosti ALLSTAV Group, a.s. Zdůrazňuje postavení rizikového manažera ve stavební firmě a náplň rizikového managementu. Nabízí řešení pro snížení rizik již ve fázi nabídkového řízení a návrh systému pro zpracování nabídky. Práce vysvětluje, jaká alokace rizik přichází v úvahu při použití smluvních vztahů s rozdílnými cenovými podmínkami smlouvy. Rizika vyplývající z provádění stavby a jejich eliminace jsou obsahem závěrečné části DP. Závěr práce již hodnotí splnění navržených cílů DP a vyhodnocení hypotéz na základě osobních zkušeností a odpovědí respondentů.

Abstract:

Strategic management of risk benefits construction companies to survive in critical years. This thesis points out the key areas of risk management and proposes applicable solutions for middle-sized construction company ALLSTAV Group, a.s. The goals of this Master thesis are to: • define and clarify understanding, procedures and forms by which we can eliminate risks of a construction project. • judge ways and forms by which we can avoid risks and minimalize their impact resulting from contractual ties in a construction project. • analyse risks in the area of pre-production preparations of a project and in its production and technological part. • propose a system of risk management in a middle-sized construction company including the position of a risk manager in an organizational hierarchy of the company. In order to accept or reject the hypothesis a questionnaire is used, which was filled in by number of medium-sized construction companies. Theoretical part explains steps during identification, classification and quantification of risks in order to understand the complete stand towards risk; and gives a general manual on how to react towards risks. The goal of quantification is to estimate the frequency and importance of loses endangering the construction project and offer the management of the company the foundation to take decisions. The theoretical part also deals with the needs of a construction company to implement system of risk management. The emphasis is on prevention of risks. The practical part includes real implementation of a risk policy in a middle sized company ALLSTAV Group, a.s. It emphasizes the position of a risk manager in the construction company and the responsibilities of a risk management. It offers a solution for decreasing the risk already in the phase of bidding procedure and proposes a system for completing of a bid. This thesis explains how allocation of risks comes into consideration during contractual ties with different cost terms in a contract. Risks resulting from carrying out a construction project and their elimination are the contents of the final part of this Master thesis. The conclusion evaluates to what extend the goals of this Master thesis were met and it assesses the hypotheses on bases of personal experience and on the answers of respondents.
