Regeneration of Brownfield in View of Investor

Abstract:

Diplomová práce se skládá ze čtyř částí. První část je zaměřena na „Brownfieldsˮ. Vysvětluje, co se pojmem brownfields obecně rozumí, rozděluje brownfields podle definic a typologie, dívá se na terminologii z různých hledisek, rozděluje základní typy brownfields podle polohy, původu a nového využití, dále pak podle původu vzniku a ekonomického dělení. Posledním bodem je historický přehled, odpověď na otázku, proč vznikly tyto areály, pohled na jejich postupný vývoj, popřípadě znehodnocení areálu až do dnešní doby. Důvody zrušení a nezvýhodnění areálu. Druhá část práce se věnuje převážně problematice regenerace brownfields. Důvody a příčiny vzniku brownfields. Financování z různých zdrojů a institucí, které mají vliv na tuto problematiku. Nakonec jsou uvedené příklady zahraničních a českých brownfields. Třetí část se na problematiku brownfields dívá z pohledu investora. Zmiňuje se o veřejném a soukromém sektoru, který je nedílnou součástí veškerého financování, a také kombinaci obou dohromady. Čtvrtá část je zaměřena na konkrétní příklad, a to cukrovar v Chrudimi, nynější TMT Chrudim. Snahou je ukázat na tomto příkladu pohled investora a veškeré náklady s tím spojené, ocenění firmy a objektu, jaký to má vliv na investora. Cílem je i prokázat, jestli je výhodnější pro investora stavět na zelené louce, nebo nikoliv. Klíčová slova: brownfields, typologie, areály, průmyslové objekty, investor

Abstract:

The thesis consists of four parts. First part focuses on brownfields. It explains the term generally and divides brownfields according to definitions and typology. It looks at the conception from different standpoints, divides standard brownfields types according to position, origin and new usage, further according to the origin rise and economic dividing. Last point is historical survey which tries to answer the question why these areas arose and which looks at their gradual development, eventually devaluation of areas until today's time. It searches for the reasons of their cancellation and disadvantage. Second part of the thesis deals mainly with the problem of brownfields activation and the reasons of brownfields development. It looks at financing from different sources and institutions that influence this issue. Final part shows examples of foreign and Czech brownfields. Third part looks at the issue of brownfields from the investor´s point of view. It mentions public and private sector which is an integral part of all financing, as well as combination of both. Fourth part is focused on a particular example, namely sugar refinery in Chrudim, present TMT Chrudim. The aim is to show the investor´s point of view, all related costs, evaluation of the company and the area and the influence on an investor. It tries to answer the question whether it is more convenient for an investor to build a new area on a green meadow or not. Key words: brownfields, typology, areas, industrial objects, investor
