Anotácia:

Tato diplomová práce si klade za cíl kvantifikovat dopady deregulací nájemného na ceny na trhu nemovitostí. K tomu účelu byly použity dva modelové přístupy; konkrétně ARIMAX model a VAR model s exogenní proměnnou. Dopady byly odhadovány zvlášť pro všech 14 krajů České republiky. Analýzy jsou provedeny na čtvrtletních datech za období 1999-2017 a pro získání co nejpřesnějších odhadů byly vytořeny dvě různé intervenční proměnné. Výsledky jsou ilustrovány graficky a pro účely srovnání krajů byly také vyjádřeny v penězích.

Abstract:

The thesis aims to quantify the impact of rent deregulation on property prices. Using different model approaches (namely ARIMAX and VAR model with an exogenous variable), the impacts are estimated for fourteen regions of the Czech Republic. The analysis is performed on quarterly data covering the period 1999-2017. Using two different settings of the intervention variable, the thesis aims to provide the reader with an accurate reflection of reality. Results are illustrated graphically, and for the purposes of comparison, the estimated impacts were quantified in the Czech crowns.
