The regulation of the mortgage market in the Czech Republic and its impacts

Abstract:

Tato bakalářská práce se zaměřuje na dopad regulace na hypoteční trh v České republice. Cílem práce je rozebrat opatření vztahující se k hypotečnímu trhu, které jsou zaváděna ze strany České národní banky, a následně zhodnotit jejich dopad na hypoteční trh. Tato práce nejdříve vymezuje pojem hypoteční úvěr. Dále zde bude rozebrána stručná historie hypotečních úvěrů. Poté bude uvedeno, jaké jsou rozhodující parametry při sjednání úvěru pro žadatele, tak pro poskytovatele hypotečního úvěru. Bude také nastíněna možná státní podpora při financování bydlení. V dalších kapitolách bude již rozebrána stěžejní část práce, tedy regulace ze strany České národní banky, konkrétně regulace hypotečního trhu a proč je nutné zavádět regulatorní opatření. Závěrečné kapitoly se zaměřují na opatření spojená s hypotečním trhem – ukazatel LTV, DTI a DSTI. Budou zhodnoceny jejich dopady na objem poskytnutých úvěrů na bydlení a zda jsou tyto ukazatele dodržovány.

Abstract:

This bachelor`s thesis is focused on the regulation of the mortgage market in the Czech Republic and its impacts. The aim of this thesis is to discuss provisions connected to the mortgage market, which are made by the Czech central bank and the evaluate their impact. First of all, it describes the mortgage loan. Then there will be brief history of this loans. Next chapter is focused on the parameters which define the loan and are essential for the loan applicant and the provider. The main content of this thesis is in the following chapters, specifically the mortgage loan regulation and why it is so important to have regulatory measures. Then it is focusing on the measures connected with the mortgage loan market and the indicators (LTV, DSTI, DTI). The impacts on the volume of mortgage loans will be evaluated and so the indicators.
