Valuation for Insured Event

Abstract:

S ohledem na zaměření studijního oboru, je hlavním tématem celé bakalářské práce ocenění nemovitého majetku. Práce je rozdělena na tři hlavní části. První část je teoretická a je zde rozebrána problematika ocenění při likvidaci pojistné události, včetně uvedení typu pojistných plnění, důležitých aspektů při oceňování škody ale i příkladu postupu likvidace pojistné události. V druhé, praktické části je ocenění bytového domu a ocenění bytu, které je provedeno metodou porovnávací, nákladovou a výnosovou. Kontribucí dílčích hodnot byla stanovena výsledná tržní hodnota obou nemovitostí. Třetí část, analytická ze zabývá analýzou realitního trhu okresu Nymburk s popisem současného stavu a predikcí dalšího možného vývoje. Mimo to je provedena i podrobná analýza města Nymburku a Poděbrad.

Abstract:

With regard to the specialization of the field of study, the main topic of the whole bachelor’s thesis is valuation of a real property. The thesis is divided into three main parts. The first part is theoretical and deals with valuation in the settlement of insurance claims, including indication of the type of insurance benefits, important aspects in the valuation of the damage, as well as an example of the procedure of insurance claim settlement. The second, practical part, includes valuation of an apartment building and of an apartment using the comparative – cost and yield – method. The resulting market value of both real properties was determined by contribution of partial values. The third part, analytical, deals with the analysis of the real property market of the Nymburk district and includes a description of the current state and prediction of further possible development. In addition, a detailed analysis of the towns of Nymburk and Poděbrady has been carried out.
