Land Evaluation

Abstract:

Význam této práce vidím především pro mne, a to v pochopení jednotlivých metod oceňování pozemku. Pochopení, že k oceňování je třeba mít tvůrčí přístup a ne se držet jedné nebo dvou metod. Protože nemovitosti jsou individuální a podmínky trhu se neustále mění, je živý, musí takový být i přístup k oceňování. Nesnažím se o přehlídku vzorců a rovnic opsaných z učebnic. Právě přehled metod a představení jejich principů dává před vzorci vyniknout jejich přednostem či nedostatkům. To je tedy také cílem této práce. Druhým cílem je pokrytí znalostí v oblasti oceňování pozemků a předvedení teorie v praxi na dvou odhadech vybraných nemovitostí. Analýza trhu je nedílnou součástí profese znalců a odhadců a zaujímá také významné místo v jejich činnosti.

Abstract:

I see the importance of this work in understanding the various methods of land valuation. In understanding that the valuation should be a creative approach and not aplication of one or two destined methods. Since the properties are individual and market conditions are constantly changing, so has to be also an access to the valuation. I am not trying to show the patterns and equations rewritten from other books. Overview of methods and their principles shows their advantages and shortcomings more than overview of patterns and equations. So this is the purpose of this work. The second objective is covering the kind of knowledge and demonstration of the theory in practice by valuation of the two selected properties. Market analysis is an integral part of property expert proffesion and and also occupies a prominent place in their work.
