Analysis of changes in residential property prices in the context of the business cycle

Abstract:

Tato bakalářská práce se zabývá analýzou změn cen rezidenčních nemovitostí v závislosti na hospodářském cyklu ve vzorku evropských a amerických měst. Cílem práce je tuto závislost nalézt a zhodnotit ji na základě dat z období 2005-2016. Současně se práce věnuje vyhodnocení závislosti mezi trhy měst ze vzorku. Výsledky této práce mohou být použity jako východisko pro odhad budoucího vývoje na trhu s rezidenčními nemovitostmi. Práce nejprve poskytuje teoretický základ, ve kterém čtenáře seznamuje s problematikou realitního trhu, a především trhu s rezidenčními nemovitostmi, a je uvedena do kontextu dosavadního výzkumu. Praktická část je věnována samotnému výzkumu, v rámci kterého byla využita především práce s časovými řadami a korelační či regresní analýza. Před prezentací výsledků jsou v úvodu praktické části představena města vzorku a jsou identifikovány klíčové ukazatele, na jejichž základě byl výzkum proveden.

Abstract:

This bachelor thesis aims to analyze changes in residential property prices in the context of the business cycle on sample set of European and American cities. In this thesis I identify and evaluate the relation between real estate market and business cycle based on data collected during the period of time 2005-2016 along with the analysis of the links as measured by correlations between markets of selected cities. Findings of this research can be used for prediction of the future real estate market developments. First of all, the work has provided a theoretical basis for the study of real estate market and more importantly of its residential section of the market and macroeconomic factors influencing it. The practical part of the thesis is focused on the research of real estate prices developments. Time series, correlation and regression analysis methods were used during the research process. The sample set of cities and fundamental indicators required for the research were introduced before presenting the research results in the beginning of the practical part.
