Factors influencing real estate prices

Abstract:

Bartoš, J. Faktory ovlivňující ceny nemovitostí. Diplomová práce. Brno: Mendelova univerzita v Brně, 2021. Diplomová práce se zabývá faktory, které ovlivňují ceny nemovitostí v České republice, detailněji se zaměřuje na stavební pozemky a ornou půdu. Cílem práce je stanovení determinantů, které mají vliv na ceny zmíněných druhů nemovitostí. Získaná průřezová data byla zpracována pomocí metody OLS a byly vytvořeny modely zvlášť pro stavební pozemky a zvlášť pro ornou půdu. Výsledkem regresní analýzy pro stavební pozemky je model, který identifikuje statisticky významné proměnné, kterými jsou: plocha stavebního pozemku, nezaměstnanost v oblasti, průměrný věk obyvatelstva, kriminalita v okrese, vzdálenost od krajského města a poslední významnou proměnnou je v tomto případě hodnota stavebních povolení. Pro ornou půdu se významnou proměnnou stala cena podle BPEJ společně s nadmořskou výškou, ve které se pozemek nachází.

The diploma thesis deals with the factors that affect real estate prices in the Czech Republic, focusing in more detail on building plots and fertile ground. The aim of the work is to determine the determinants that affect the prices of these types of real estate. The obtained cross-sectional data were processed using the OLS method and models were created separately for building plots and separate-ly for fertile ground. The result of the regression analysis for building plots is a model that identifies statistically significant variables, which are building plot area, unemployment in the area, average age of population, crime in the district, distance from the regional city and the last significant variable in this case is the value of building plots authorization. For fertile ground, the price according to the BPEJ, together with the height above sea level at which the land is located, has become an important variable.
