Comparison of the Possible Approaches to Mortgage Loan in Selected Segment

Abstract:

Bakalářská práce s názvem Porovnání možností přístupu k hypotečnímu úvěru u vybraného segmentu žadatelů si klade za cíl zvýšit informovanost čtenářů o problematice hypotečních úvěrů v současných podmínkách a zjistit, zdali má některá ze zkoumaných cílových skupin — tedy studentů a osob samostatně výdělečně činných — výhodnější pozici pro žádost o hypoteční úvěr či o jeho refinancování. Teoretická část práce se prostřednictvím rešerše literatury zabývá vysvětlením základních pojmů, uvedením historických souvislostí a představením současných podmínek. Analytická část se následně zabývá dotazníkovým šetřením uskutečněným s oběma sledovanými skupinami a osobním rozhovorem s hypotečním specialistou. Z průzkumu byla následně provedena komparativní analýza, která poukázala na to, že ani jedna z cílových skupin nemá v současné době na hypotečním trhu žádné výhody ani nevýhody vůči té druhé.

Abstract:

This thesis called Comparison of the Possible Approaches to Mortgage Loan in Selected Segment of Applicants aims to increase the awareness of the readers on the problems of mortgage loans under current conditions. It also focuses on finding out whether or not one of the selected target groups, i.e., students or self-employed persons, has a better position while applying for mortgage or its refinancing. By way of literature revision, the theoretical part of the thesis deals with explanation of the key terms, introduction of the historical context and presentation of the current conditions. The analytical part then focuses on a questionnaire survey conducted with both target groups as well as on a personal interview with a mortgage specialist. The gained data was then analysed, based on which it became obvious that neither of the target groups has any advantages or disadvantages on the mortgage market.
