Stage of Internal Environment as a Factor of Market Value of Buildings

Abstract:

Obsahem teoretické části závěrečné práce je objasnění pojmu vnitřní prostředí budov -mikroklimatu - jakožto cenotvorného faktoru při oceňování. Požadavky na vnitřní prostředí jsou upravovány několika zákony a vyhláškami, jejichž interpretaci pak následně aplikuji do tržní hodnoty budov.Praktická část zahrnuje ocenění rodinného domu na Oboře porovnávací metodou s použitím informací z uskutečněných prodejů v obci a ocenění původního kulturního domu taktéž na Oboře. Při tomto ocenění jsem použila nákladovou a výnosovou metodu dle cenového předpisu z důvodu nedostatku podkladů pro porovnávací metodu – v okolí neexistuje podobný prodaný objekt stejného typu, ani se neobjevuje v nabídce. Tyto kulturní domy jsou dnes pro většinu obcí bohužel spíše přítěží.V poslední části pak mapuji realitní trh okresu Blansko, který byl v posledním roce tak jako ostatní realitní trhy v zemi ovlivněn hospodářskou krizí.

Abstract:

The content of the theoretical part of the final work is explanation of the internal environment term – microclimate – as a price making factor in the property evaluation. The requirements for internal environment are modulated by a number of acts and notices which interpretation I afterwards apply into a market value of buildings.The practical part consist of the evaluation of the family house in Obora by a comparison method using the information of the real house sales and the evaluation of the primary cultural building also in Obora. In this evaluation I have used the costs and profit methods based on the price formula because of luck of basis for the comparison method – there is no such a similar sold object in the neighborhood to be compared with. These “cultural houses” are nowadays remainders of the past “glory and prosperity” of the past regime and unfortunately they are for most villages ballasts.In the last part I map reality market in Blansko County, which has been affected by a market crisis in the past year same as the rest of the reality market in the country.
