Transformation of agricultural real estate under the influence of suburbanization processes – a case study of the Brno Metropolitan Area

Abstract:

Diplomová práce se zabývá problematikou transformací nemovitostí zemědělského původu na území Brněnské metropolitní oblasti. Teoretická část práce je zaměřena na definici pojmu brownfields, na příčiny jejich vzniku a důsledky plynoucí z jejich existence. Dále je věnována pozornost procesu regenerace, strategickým dokumentům a finanční podpoře. Empirická část je tvořena vlastním šetřením na základě analýzy kvantitativních dat poskytovaných Magistrátem města Brna a Regionální rozvojovou agenturou jižní Moravy, ze kterých byla v rámci zkoumaného území sestavena databáze úspěšně regenerovaných brownfields a lokalit, ve kterých již došlo k zahájení procesu regenerace. Databáze sloužila pro výběr dvou případových lokalit, ve kterých bylo provedeno kvalitativní šetření za pomoci polostrukturovaných rozhovorů se zainteresovanými subjekty. Na základě výsledků jednotlivých výzkumných aktivit byly identifikovány nejzásadnější faktory a překážky, které ovlivnily úspěšnost daných regenerací, a byla navržena jednotlivá doporučení aplikovatelná při budoucím územním rozvoji ve studované oblasti.

Abstract:

The diploma thesis deals with the transformation issue of agricultural origin real estates in the Brno Metropolitan Area. The theoretical part of the work is focused on the definition of the term brownfields, the causes of their origin and the consequences resulting from their existence. Furthermore, the attention is paid to the regeneration process, strategic documents and financial support. The empirical part consists of own survey based on the analysis of quantitative data that were provided by the City of Brno and the Regional Development Agency of South Moravia, from which a database of successfully regenerated brownfields and localities in which the regeneration process has already begun was compiled within the research area. The database was used to select two case sites in which a qualitative survey was conducted with the help of semi-structured interviews with stakeholders. Based on the results of individual research activities, the most fundamental factors and obstacles that influenced the success of the given regenerations were identified and individual recommendations applicable to future territorial development in the studied area were proposed.
