Abstract:

Životní cyklus velké stavby je tématika, se kterou se každý den setkáváme snad všichni, aniž by si kdokoliv uvědomil její hlubší podstatu. Stavebník hledající vhodný pozemek, úředník zpracovávající žádost o stavební povolení, bagrista při hloubení základového pasu či kdokoliv, kdo přijde do svého obydlí, ti všichni jsou součástí životního cyklu velké stavby. Tento cyklus je rozdělen na 3 fáze. Předinvestiční fáze je časové období od první myšlenky na investici až po rozhodnutí, zda a kde bude projekt realizován. Investiční fáze je časové období mezi kladným investičním rozhodnutím o realizaci projektu přes jeho organizování, uzavírání smluv, časové a finanční plánování až po vyhotovení projektové dokumentace, předání staveniště, samotnou realizaci stavby a končí vydáním kolaudačního souhlasu. Užívání, jakožto poslední fáze životního cyklu velké stavby, navazuje na kolaudační souhlas. Hlavním smyslem je naplnění samotného záměru, kvůli kterému byla stavba realizována, a to vlastní provoz stavby. Fáze užívání je ukončena odstraněním stavby. Pozornost celé práce je směřována právě na tento životní cyklus velké stavby s detailnějším zaměřením na konkrétní stavbu a její schvalovací proces. Analýzou dotčené dokumentace a pomocí získaných informací o problematice je zhotoven výsledný optimální schvalovací proces, jenž je komparován právě se schvalovacím procesem konkrétní stavby.

Abstract:

Lifecycle building is the large themes with which we encounter every day, perhaps all, without anyone realizing its deeper essence. Builder looking for a suitable site, the official processing the request for a building permit, foundation excavation excavator drivers to pass or anyone who comes into the house, all are part of the life cycle of large buildings. This cycle is divided into 3 phases. Pre-investment phase is the time period from the initial idea to the investment decision, whether and where the project will be implemented. The investment phase is the period between the positive investment decision on the project through his organization, contracts, time and financial planning to the preparation of project documentation, delivery site, the actual implementation of construction and finishes release of building approval. Taking, as the last stages of the life cycle of large buildings, builds on the occupancy permit. The main purpose is to fulfill the very purposes for which the construction was carried out and the actual operation of the building. Phase is terminated by removing the use of the building. The attention of the whole work is directed precisely on the life cycle of large buildings with more detailed focus on specific building and its approval process. By analyzing the documents and information obtained through the issue is made the resulting optimal approval process, which is just to compare and contrast specific construction approval process.
