The residential property market in connection with the average wage in the capital city of Prague

Abstract:

Předkládaná práce se věnuje rezidenčnímu trhu nemovitostí. Cílem teoretické části je na základě rešerše literatury, předchozích studií a výzkumů identifikovat důležité faktory, které tento trh ovlivňují. Hlavní důraz je kladen na příjmy domácností, jejichž největší složkou je příjem ze závislé činnosti, který má podobu mzdy. Praktická část se zaměřuje na vývoj cen bytů v Praze, která je zvolena pro svou specifičnost v rámci České republiky. Pražský realitní trh je analyzován pomocí vývoje vybraných faktorů z teoretické části. Zkoumána je závislost cen bytů na průměrné hrubé mzdě pomocí regresní analýzy, kde růst cen bytů je závislou proměnou a mzdy nezávislou. Výsledky ukazují na silnou pozitivní závislost proměnných. Snahou je dále zjistit, zda cena bytů odpovídá příjmům lidí. Zde je zjištěna zhoršující se situace dostupnosti vlastnického bydlení a nadhodnocení cen nemovitostí vůči příjmům.

Abstract:

The presented work is devoted to the residential real estate market. The aim of the theoretical part is to identify important factors that influence this market based on literature research and previous studies. The main emphasis is placed on household income, the largest component of which is income from the dependent activity, which takes the form of wages. The practical part focuses on the development of apartment prices in Prague, which is chosen for its specificity within the Czech Republic. The Prague real estate market is analysed using the development of selected factors from the theoretical part. The dependence of apartment prices on the average gross wage is examined using regression analysis, where the growth of apartment prices is the dependent variable and wages are the independent variable. The results show a strong positive dependence of the variables. The effort is also to determine whether apartments' price corresponds to people's incomes. Here, the deteriorating situation of the availability of owner-occupied housing and the overvaluation of real estate prices in relation to incomes is detected.
