The Issue of Valuation of Energy Efficient Buildings

Abstract:

Celá bakalářská práce má tři části, a to teoretickou, praktickou a analytickou. Teoretická část charakterizuje problematiku oceňování energeticky úsporných staveb. Zabývá se energetickou náročností budovy, obnovitelnými a neobnovitelnými zdroji energie, dále dělí energeticky úsporné stavby do několika skupin podle jejich spotřeby energie, charakterizuje dotace, které jsou nabízeny pro získání nižších nákladů, ocenění a v neposlední řadě srovnání pořizovacích a provozních nákladů u energeticky úsporných staveb a standardních staveb. V praktické části jsou zpracována dvě tržní ocenění, bytové jednotky a bytového domu. Obě ocenění jsou zpracována dle předlohy ze skript Cvičení z oceňování nemovitosti, Díl I. od Ing. Petra Orta, Ph. D. Analytická část popisuje realitní trh v okrese Teplice.

Abstract:

Backelor’s thesis has three parts, theoretical, practical and analytical. Theoretical part characterizes the problematic of the appreciation of energy-inefficient buildings. It deals with the buildings energy, renewable and non-renewable resources, then it divides energetic buildings into several groups according to thein consymption of energy, it characterizes subsidies, which are offered for the acquisition of a lower costs, appreciation and not least series comparing of acquisition and operating costs for energy-efficient buildings and standard buildings. In the practical part are two market valuations of flat and house. Both valuations are processed according to the master of practice skills exercise skript, part I., from Ing. Petr Ort, Ph. D. The analytical part deseribes the real estate market in the district of Teplice.
