Abstract:

Tato závěrečná práce představuje návrh transformace území kolem Sofijského náměstí v Praze – Modřanech. Jedná se o území o rozloze přibližně 67 000 m2, přičemž převážná část pozemků je ve vlastnictví hlavního města Prahy. Projekt řešíme z pohledu příspěvkové organizace hlavního města Prahy s názvem Pražská developerská společnost. Jako městský developer si klademe za cíl vytvořit projekt, který pozvedne hodnotovou úroveň městské části, vytvoří kvalitní a příjemný prostor a nabídne dostupné nájemní bydlení. Práce blíže popisuje obchodní stránku záměru, návrh stavebního řešení a proces výstavby, právní analýzu a návrh financování projektu. Vše je zaneseno do finančního modelu, který poskytuje mimo jiné informace o vnitřním výnosovém procentu celého projektu. Finanční model je přílohou závěrečné práce.

Abstract:

This thesis represents a proposal for the transformation of the area around Sofijské náměstí in Prague - Modřany. The area takes up approximately 67,000 sqm and majority of the land is owned by the capital city of Prague. We are approaching the project from the point of view of a contributory organization of the capital city of Prague called Pražská developerská společnost. As a city developer, we aim to create a project that will raise the value of the city district, create a high quality and pleasant living space and offer affordable rental housing. This thesis describes in more detail the business side of the project, the construction solution concept and construction process, a legal analysis of the project and the project financing proposal. Everything is entered into a financial model, which provides, among other things, information about the internal rate of return of the entire project. The financial model is part of the appendix to this thesis.
