Determination of an usual valve, parcels by positional difference s method

Abstract:

The work will bring the issue of valuation of assets, its methods and effects on the overall value. My thesis is focused on determining the general value of the land specifying the various influences that affect price and availability of land in the Slovak Republic. I remember also bonitované soil-ecological units that reflect the value of agricultural land.Briefly describe three methods for determining the overall value of land and describes the methodology for positional differentiation and method of determining the value of the land through the positional distribution of the coefficients are divided into four groups of land. The annex also verify this method practical example of a specific plot and observe the outline of an expert. The next chapter discusses the issue of property settlement land and the impact of these factors on the final value of the land. In this chapter, I also want to highlight the status of property land fund of the Slovak Republic and the methods of settlement of the property. He described the price, I also use maps and a brief history of nearly valuation.

Abstract:

Cieľom práce je priblížiť problematiky oceňovania majetku, jeho spôsoby a vplyvy na všeobecnú hodnotu. Moja bakalárska práca je zameraná na stanovenie všeobecnej hodnoty pozemku špecifikovanie jednotlivých vplyvov, ktoré majú vplyv na cenu a dostupnosť pôdy v Slovenskej republike. Spomínam tiež bonitované pôdno-ekologické jednotky ktoré vyjadrujú hodnotu poľnohospodárskej pôdy. Stručne popisujem tri metódy stanovenia všeobecnej hodnoty pozemkov a podrobne popisujem metodiku polohovej diferenciácie a spôsob stanovenia hodnoty pozemku prostredníctvom koeficientov polohovej diferenciácie pri rozdelení do štyroch skupín pozemkov. V prílohe tiež túto metódu verifikujem praktickým príkladom konkrétneho pozemku a tiež uvádzam osnovu znaleckého posudku. V ďalšej kapitole rozoberám problematiku majetkoprávneho vysporiadania pôdy a vplyv týchto faktorov na výslednú hodnotu pôdy. V tejto kapitole chcem taktiež poukázať na majetkoprávny stav pôdneho fondu Slovenskej republiky a metódy vysporiadania tohto majetku. Opísal som tiež cenové mapy a ich použitie a stručne priblížil históriu oceňovania.
