The impacts of the Metropolitan Plan version 3.3 on the housing supply and growth of the city

Abstract:

Tématem bakalářské práce jsou dopady Metropolitního plánu verze 3.3 na nabídku bytů a růst města. V práci je věnována pozornost trendu urbanizace a jejímu dopadu na růst města, který se dá ovlivnit územním plánem. Samotný Metropolitní plán se v návrhu 3.3 vyrovnává s růstem populace v hlavním městě Praze pomocí navrhovaných transformačních a rozvojových ploch, které mají v budoucnu sloužit k účelu bydlení. Hlavním přínosem bakalářské práce je závěr, že tyto plochy jsou nedostatečné vzhledem k poptávce po bydlení v Praze. Pomocí analýzy transformačních a rozvojových ploch, je získán výsledek, který určuje, kolik lidí bude moci Praha dle návrhu Metropolitního plánu verze 3.3 pojmout. V práci je také věnována pozornost jednotlivým regulacím Metropolitního plánu a jejich dopadům na růst města a ceny nemovitostí. Na závěr je v práci zpracována analýza na základě přirozené hranice města dle Alonsova modelu.

Abstract:

The topic of this thesis is the impacts of the Metropolitan Plan version 3.3 on the supply of apartments and growth of the city. Attention is paid to the trend of urbanization and its impact on the growth of the city, which can be influenced by the urban plan. The specific urban Metropolitan Plan version 3.3 compares with population growth in the capital city of Prague through the proposed transformation and development areas, which will serve in the future for the purpose of housing. The main contribution of the bachelor's thesis is the conclusion that these areas are insufficient due to the demand for housing in Prague. Using an analysis of transformation and development areas, the result is obtained, which determines how many people will be able to accommodate Prague according to the draft of the Metropolitan Plan of version 3.3. Attention is also paid to individual regulations of the Metropolitan Plan and their impact on city growth and property prices. Finally, the analysis based on the natural boundary of the city according to Alonso´s model is utilized.
